Compass Point invests in real estate in the Greater Monterey Bay Area, including Monterey County, Santa Cruz County and San Benito County.

Compass Point seeks to acquire real estate in several sectors including:

Value Proposition

Compass Point's ability to effectively source, screen and execute complex transactions is a key competitive advantage. This capability is attributable to the diverse experiences of our team—with backgrounds in mergers and acquisitions, deal structuring, law and construction.

We firmly believe that local real estate knowledge and strong regional relationships are key success factors in deal sourcing, execution and risk mitigation. As a result, Compass Point does not make acquisitions outside the geographic boundaries where our partners live and work. We are very familiar with our local market and its nuances. That familiarity is a strong competitive advantage.


Investment Approach

Compass Point's real estate philosophy is grounded in the fundamental premise that cash flow—not "ego properties" or “trendiness”—ultimately determines the value of real estate assets. We believe that: (a) careful due diligence, (b) a thorough understanding of all state and local regulations and (c) conservative cash flow assumptions are the best methods for consistently producing a high rate of return. We also believe in a policy of maintaining prudent, yet optimal amounts of leverage. By virtue of Compass Point’s strong relationships with financial institutions, we believe we are able to obtain financing on favorable and conservative terms.


Exit Strategy

Compass Point seeks to acquire real estate assets at attractive valuations and subsequently add value to those assets. In evaluating any investment opportunity, one of Compass Point's main considerations is the potential exit strategy. To that end, we focus on making investments in high quality, well-located assets that will appeal to a wide group of buyers. We also strive to acquire assets where we have the flexibility to pursue multiple exit strategies.
